The physical conditions within the Commercial Street study area vary widely, with the formal Historic District being a standout feature. The six-block section of the district that runs from Washington to Lyon contains a concentration of historic Victorian-era commercial buildings that are impactful. Streetscape enhancements, such as planters, landscaping, trees, mid-block crosswalks, and bike racks, have transformed the feel of the street over the last decade. However, there is still room for improvement in some parts of the core and the edges of Commercial Street that have not received streetscape improvements. There is an opportunity for continued enhancement, such as widening sidewalks, refinishing crosswalks, enhancing landscaping, adding benches and lighting, to create a more comfortable walking environment.

The Commercial Street Plan for Springfield, MO identifies Transformative Priority Projects that can positively transform the area. The first priority is to guide the growth of a thriving mixed-use district by bringing more residents and workers to the area, preventing involuntary displacement, and encouraging activated ground floor uses within the Historic District along Commercial Street. The plan also aims to create a more cohesive Commercial Street, prioritize infill within the district before expanding outwards, and maintain an inventory of all vacant buildings and lots within the district. The second priority is to create a comfortable environment for people, full of memorable experiences. This involves completing streetscape enhancements, incorporating more public art, creating more outdoor seating, and evaluating opportunities for widened sidewalks and functional outdoor, activated greenspace on Commercial Street.
