New Year, New Stats!

By Joseph Keil

If, like me, you're a math nerd, pencil pusher, or number cruncher, chances are, you like a good statistical report. Or maybe you're not, but you just want to know what the market is doing in your area. Well, merry belated Christmas! I give to you the pure, unadulterated, free-from-bias, cold, hard facts on real estate in the Springfield Area (Springfield, Nixa, Ozark, Rogersville, Republic, Willard, Battlefield). I've compiled the data for 2016 and 2017, so we can see how the market has changed in the last couple years.

So without further ado, here are the numbers:

In 2017, the average home price increased 3.46% from 2016 for 65810.

In 2017, the average home price increased 5.36% from 2016 for 65802.

In 2017, the average home price increased 4.02% from 2016 for 65803.

In 2017, the average home price increased 6.09% from 2016 for 65804.

In 2017, the average home price increased 5.61% from 2016 for 65806.

In 2017, the average home price increased 7.45% from 2016 for 65807.

In 2017, the average home price increased 0.78% from 2016 for 65809.

In 2017, the average home price increased 5.70% from 2016 for 65714.

In 2017, the average home price decreased 1.91% from 2016 for 65721. The factors contributing to this decline are unclear, however, there has been a slight slow down in new construction in the Ozark area, which may be a contributing factor.

In 2017, the average home price increased 0.95% from 2016 for 65738.

In 2017, the average home price increased 6.87% from 2016 for 65781.

In 2017, the average home price increased 6.37% from 2016 for 65619.

In 2017, the average home price increased 10.23% from 2016 for 65742.

Overall, the market for all of these areas has appreciated by 4.69%. As you can tell from these numbers, not all areas are equal, and if you were to break these areas down even further, you'd find quite a bit of variation by neighborhood, and even by street.
